Craigslist Cash Only Opportunity

Found a house on Craigslist for $325k cash only. Nothing major appears to be wrong with the property, other than needing some updates and repairs from wear and tear. ARV is at $450k with a reno budget of ~$30k - $50k. Located in a great neighborhood of houses ranging from mid $300k to high $600k. Owner hosted open house on Dec. 1st, but still available.

***We are NOT cash buyers - does anyone have any tips on how to negotiate a conventional loan with a seller looking for cash only buyers? Or any other ideas for financing just starting out?
