Meeting with a successful agent / investor. What should I ask?

Hey everybody,

This is my first post and I hope this is the right category to be posting in.

I met a very successful real estate agent and investor and would love to set up a meeting to speak to her. She seemed very happy when I brought up my interest in real estate and seemed open to meet up for coffee to talk more about it. I want to learn as much as I can from her.

What are the best questions that I can ask to learn everything I can about my local area and RE investing in general? I would also very much like to quit my job and work for her, should I build the relationship first before I ask to work for her or just go all in and ask her right away?

Thank you everybody!

PS I have been reading Brandon Turner's "The Book on Rental Property Investing" and I just finished the section about finding the right team. I met this agent literally 2 hours after I read that chapter and she checks off every single box when looking for a good real estate agent. She's been an agent / investor for over 40 years.
