Networking/ partner/ private money lender

Hello! I am new to the real estate investing game and would love to talk with others about ideas on how to market an area to purchase homes or just list them (I'm a realtor as well) if I dont want to buy them. I was thinking post cards since there are a lot of absentee owners in the area I'm considering. I and getting started on one house in the area, and would love to use some of the profits to start on another nearby. Also, if there is anyone that is in the GA area (preferably nw Atlanta) that wouldnt mind meeting with me to help guide me in the right direction, or eventually become a partner, or even become the "money" for some future deals for me I would love to talk!
