Looking for finance options

I'm starting out in the Real Estate market, and I'm looking for finance options. I live in a growing rural area in Ontario with a College in the town. I have the opportunity to purchase a couple different properties that could be used as rentals with a few upgrades. I'm looking for creative financing options to purchase and repair the homes for under $100,000. Any ideas?
