Want to house-hack a duplex but units are not vacant

Happy Thanksgiving everyone! Hope y'all are having a great day with family today (everyday actually).

I'm currently looking for duplex to house hack, and the ones that my agent sent me, all the units are currently leased.

Does that mean I have to wait till later to buy one of those properties or how would that work? the loan I'm using does require me to live in the property.

 Each house and tenant scenario is different. I'm sure the standard Texas purchase contract has a box to check if you intend to owner occupy. Check that box so you're disclosing to the seller upfront, and figure out the details once in escrow. Maybe one of the tenants has their lease expiring in a month, maybe one of the tenants wants out of their lease anyways but doesn't want to break it, etc, but the listing agent and seller are unlikely to bark up that tree without an actual written offer in-hand.

As long as you're thinking of finding the solution Day 1 of being in escrow, you will find the solution. If the seller is obstinate, you can point to the fact that you disclosed on day 1 your intent to owner occupy, and by accepting your offer they agreed to it. Unless this is one or both agent's first 2-4 unit property, this shouldn't be a surprise to anyone.
