Building a portfolio for beginers

I am currently starting out in the Erie PA area, I've done one wholesale deal so far , but I am looking to start purchasing rental properties and flips. Currently I am working with limited funds, and decent credit (660). If any one has any strategies or ways to get me into a house and start my portfolio that aren't the basic entry ways (conventional loan, sub2 , owner finance..etc) I'd love to hear, and also if anyone is located in or around Erie PA I would love to network.
