Getting started in real estate......
I’m about to step out and start my real estate investment portfolio in the Birmingham, AL area. I have no real experience with rental properties or buy and flip other than I have bought three personal homes in the last 18yrs.
So I would like to get you guys thoughts on buy and flip, rental properties, HUD and any other avenues I should look into.
My overall goal is to build a REALLY GOOD and STRONG retirement off of real estate, “residual income”. And to pass it all down to my daughter one day so she can have a solid income source as well.
Any and all advice is welcomed and appreciated.
If there is anyone in the Birmingham, AL area that would like to become a mentor and show a intern the ins and outs of the real estate game, I am more than will to learn from the best.

You've got a wonderful "WHY" and real estate will get you there.
A great place to start is with a self assessment. What are you good at doing? If you're handy, then you want to think about being a hands on investor. If you're a numbers or relationship person, then you're going to want to play to your strengths.
It's better to work to turn your "8"s into "9"s than it is to turn your "5"s into "6"s.... if that make sense.
Start off working your real estate from what you're great at doing. Then bend that activity into something you ENJOY doing... Then everything else will take care of itself.
