Setting up lease agreements for tenants

So I’m in the process of closing on my first duplex. I’ll be house hacking, and I’m buying with a tenant in place. The first thing I want to do is set up my lease. How do I set this up, can I have tenants pay all there own utilities separate from the rent or do I include that in one total cost? How should I set it up that makes the most sense, and makes me the most Return. Drop me a line!!
