I am new to this, how do I get started with REO? Landlord/Flipper

I just started saving roughly $3,000 monthly and I want to purchase a REO and fix it to rent or just flip. I guess I'll know which one when I see the house... lol.

I've been watching a lot of videos on YouTube which is how I ended up here this morning. I'd like to know the first steps to take on becoming a homeowner. I figure when I have 15k in a few months I should be ready to get serious about making a purchase but I want to know my stuff!  I don't have a preference on location necessarily as long as I'll be able to rent or sell in the area in a reasonable time frame.
