First time investment property

Hi guys This will be my first investment property Asking price was 239k after a few offers we manage to bring it down to 200ks Property taxes 6400 a year 1 unit 1350 2 unit 1285 Property is in very good condition Now my problem is getting approved. I have my 20ks seasoned another 32ks not seasoned total at closing should be around more or less 53ks for down payment plus another 6 months But am having difficulties getting approved by the banks is there anything you guys suggest? I do have great credit and everything else its just becoming vert frustrating :( Help please
