At what point should i invest?

I own(deeded land) (1526 sqr meters) that was last appraised in 2010 for 73k. I want to use this as my capital to begin investing at once! Ultimatley i want to start start investing on rental properties. I am currently saving 1k a month with about 6k saved in liquid. Needless to say, im new to this world and would like to hear some advice. Should i sell to have the down payment? Should i do a line of credit or collaterall loan? Or should i try to buy the property that is adjacent to my land that is also 1526 sqr meters?
