Newbie questions on contracts.

Hello all,

I'm a newbie in the Des Moines, IA area itching to get started. I'm looking to do a few wholesales to get funds for flips and buy and holds, etc. but I'll openly admit I've been held back by a case of "Analysis Paralysis". But I feel the main thing holding me back is not understanding the ins and outs of the contract I plan on using for wholesales. The one I plan on using is from BP and I can link to it if need be, but I was wondering if there is an attorney (preferably local) who could help me though it. I'd hate to be tying the knot on a great deal and have my lack of knowledge on my own contract destroy any rapport I have with the seller, and lose the deal.
