Buying first property in Southern California, where do I start!?

Hello all, I am new to real estate investing world. I have two connections that have some experience with multi family properties. I am struggling on calculating the numbers to determine a good deal. Simply put I don’t know what I’m doing, but I want to know. I’m reading all types of books, but I’d love to know what books you read that solidified your confidence to make your first buy. The plan I currently plan on getting a Duplex that needs cosmetic love no foundation work and pay with an FHA loan and house hack it.

Then for FHA and cosmetic work, etc., just include all of those expenses in accordingly.
