Best strategy for real estate investing with retirement in 10 yrs

We currently own  2 single family rental property's in Davis County, Utah. I also co-own 1 commercial building also in Davis County Utah. Presently  I have funds ready to invest in additional real estate using funds in a solo 401K self directed account.  Home prices have sky rocketed in Utah during that past 3-5 years.  I am exploring buying additional properties out of state with the help of non-recourse lending to go along with my solo-401K funds. We have explored working with a company that helps source out of state rentals, but I feel more comfortable doing this alone. I had family in Tulsa, Oklahoma and as a result have been watching the market there.  Home prices are about half of what they are here in Utah with decent rents.   I just can't decide where to invest, or if I should try and find some some fix and flip deals here in Utah through local wholesalers.  I want to invest for max growth right now and then convert for max cash flow in 10 years to help fund retirement.  Any insights or suggestions?
