Questions to ask about a property over a phone call with a lead

Hi Bigger Pockets Community. I am a New Real Estate Investor about to begin my real estate 'cash for homes' campaign soon and I am thinking about future conversations over the phone with my motivated sellers. 

Do You Have Any Advice on what questions I should ask the seller about the home?

-I already have had some questions in mind such as asking them about the # of bedrooms/ bathrooms

... I don't want to miss out on any important questions that might bring me issues if I don't ask them.

Also- I know to keep in mind not to overwhelm the seller with a flood of questions about the property so...I was wondering what basic (But Vital) pieces of information do you ask a Motivated Seller when putting together a offer for a property?
