Pre-foreclosure letter templates?

I'm going to start marketing to find our 1st investment property (fourplex) and I thought mailing to pre-foreclosure tri and fourplexes might bring some results. Does anyone have a great letter template they'd be willing to share? I'm having a hard time writing one that doesn't sound insensitive to their situation..
