New Investor-Looking for Advise on SFH Purchase for Rental in PA

Hello,

Just like many newbies; I went through many videos, posts, success stories, starting out, webinars, etc. Some of the success stories, videos, posts were great and it's time for me to move forward with putting in an offer for a SFH in Norristown, PA location for rental using the BRRRR method.

I have been looking at the BP Marketplace and came across a deal which I wanted to get your advise / opinion on.

Here's what I did so far:

1. Confirmed the ARV -To me it appears the ARV provided is on the high side. Based on my research, my guess would be around $90k

2. Ran through the numbers using the BRRRR calculator and asking price seems to be on the high side considering the ARV, based on my assumption is too high from the post.

What would you do if you were in my place?
