Great informative but simple books to read about real estate

Hey all! I would love to get into real estate investing. My initial goal would be to do a few deals whether its through wholesaling or different to generate enough cash to put down a down payment or cash offer on a duplex for constant cash flow. Are there any great books I can buy that aren’t outdated and as simple as possible to understand? Thanks!
