New to REI and looking for advice

My husband and I have been learning about real estate investing for a few months now and this site looks like a great place to increase our knowledge. We are 23 and would love to get into investing. I bought the house we currently live in ’09 and we are now thinking of buying another 3/2 house and rent out the one we own now. We live in the Vegas area so there are plenty of houses that have been on the market for well over 90 days with several price reductions. We are thinking conventional financing mostly because that’s what we know. I am curious as to what price/sq ft. is considered a good deal. Most of the properties I have seen are around $70/sq ft. I know a ‘good deal’ depends on the person but any advice or comments you would share with a couple of beginners would be great. :D
