Structuring equity and debt deals

Hello bigger pockets community. I purchased my first rental this year all cash. It's working out well. 
I'd like to structure deals similar to my own with partners using private capital. I've read a couple of books on the subject and have a few ideas around debt and equity deal structures but I don't know the best way to present these options to potential investors. Are there any example packets or decks out there I can draw inspiration from?
