Advice needed- financing first flip

I'm in the planning phase of obtaining my first investment property, ideally to flip, and wanted to see what advise, suggestions, or otherwise helpful Intel on what I need to look into. In a perfect world I would do a heloc on my home, then use the money I pull out to purchase the home, then obtain a construction loan to renovate the property. I've got a few other ideas bouncing around in my head, but before delving into too much research I wanted to see what the other ideas are from people that have experience in doing this. Any advise is welcome!
