past the fear and ready to go...need your input!!!
This is my first post and I want to start by thanking ALL of the posters on BP. The amounts of wisdom and experience on this site are unmatched ANYWHERE, and I can truly say that BP has pushed me to fulfill my dreams of financial independence.
I have completed 2 rehabs and I feel like I am ready to take my investing career to the next level. I want to briefly outline my business plan and then ask the members of BP for some honest input.
My partner and I are going to form a 3 part business centered around 2 different types of investing...rehabbing and rentals.
Part 1: Construction company. (My partner is a general contractor and has 15 years of experience rehabbing and remodeling homes).
Part 2: Property Management. (if all goes to plan we will have 30 to 40 properties within 5 years and we don't want to keep that 10% in our pockets).
Part 3: Real Estate Investment Consulting: we are going to provide an "every step of the way" service to people that want to invest in real estate. From LLC setup and property selection through construction and propery management, we will be an advisor and full service provider to our customers.
We plan on using all three of these "divisions" of our company as profit centers as well as helping to greatly reduce the cost of our company investments.
Parts #1 and #2 are going to be immediate goals and #3 is a plan for 2 to 3 years down the road.
We have a decent size amount of capital to start ($75,000) and plan to start buying properties for rentals and using the equity in those to buy other properties that we will flip and/or hold.
