Wholesaler from Georiga

Hello I am 19 years old and trying to start wholesaling in Georgia. I have a couple questions, Do I have to give the client I am purchasing from earnest money. Also since Georgia is an Attorney state do I not have to mess with a title company. Thanks in advance
