Are we arriving at a turning point??!? *CALLING ALL GURUS*

Greetings to all!

 As a novice investor, I’d like to mitigate risk as much as possible.

My questions; Is the RE market cooling down? Is this considered a market correction? 

Sure, I can buy and hold... but what if the RE market or the economy starts to decline significantly...takes a downturn.....and there is no option for an exit strategy because I purchased around the all time high... Should I be reluctant to get into a rehab and flip deal (SFR), due to the uncertainty of the market / economy? My apologies for the doom and gloom.

What are the seasoned investors doing? 

Please, Any input will be very much appreciated.
