Co-ownership and FHA

I have a friend who's planning on purchasing a home in the next year or two. They are leaning towards going the FHA route and are interested in buying a multi-unit property if possible. Their goal is to find a 3 or 4 unit property and they will live in one of the units and rent out the other 2-3 units.

Meanwhile, I have been wanting to get an investment/rental property and we're hoping to combine forces. 

So we're trying to figure out if I can invest in their property so we can all make some money off the rental units but not ruin their FHA plan... I found info on co-borrowing and co-signing on an FHA loan but haven't been able to find info regarding our specific scenario.

Any help is greatly appreciated!
