Realtor wants to be exclusive

Hello,

   I have been reaching out to some realtors to try and find buy/hold deals. One of them has been very adamant about being exclusive because of the time and effort that she puts into the property search and whatever analysis she provides. Is this commonplace? What have other people done in this situation?
