Subject To Deal For Beginner Wholesaler

I have a seller that is very motivated and just wants to walk away from the property with mortgage and equity loan taken care of. I would like to wholesale/assign this subject to deal to another investor, that will take over the PITI and also the renovation; then ultimately sale the home. Does the below numbers make sense with my current plan? I'm thinking the spread is there and I can get a pretty good assignment fee.

Mortgage + Equity Loan = $104, 680.00

ARV = $219,000

Reno = $48,000
