Working my first REI deal in Las Vegas

Hello fellow BP investors and all around entrepreneurs! 

I am embarking on setting up my first investment property deal here in north Las Vegas,NV. This will be a buy and hold deal, but I do have back up exit options should they be needed. 

I plan to utilize a couple of strategies in this deal, such as lease/option, rehabbing (adding value), renting it for cash flow(potentially Airbnb). 

I will need to source out either hard money or private lenders to provide capital to rehab and furnish the property.

Why not traditional lending?  It is often much cheaper than the other methods you listed.  Also if you are in a rent to own situation you probably can't do rehab until you actually own the property.
