Cap ex and repairs when buying under contract

Hello, 

I am in the process of buying my first 4 units and got a loan for them. I have been thinking about buying another 4 units under a 5yr contract through the owner. I am not completely sure how that usually works. Do you typically have to put money down? Do you typically have to pay the owner interest? Do you have to pay for all repairs and cap ex or does the current owner?
