Direction on Condo Conversion

I am in the process of beginning the steps to do a condo conversion on a 2 family in Arlington MA.

 I am trying to map out and build the team of necessary people needed . If anyone is familiar with this process and this area any advice would be greatly appreciated . 

I am confident I will need an architect to maximize existing space . I know I will need construction company as well . I am trying to calculate the #s a little more, to create a clearer picture, but not sure how to build ARV value, because there are not a lot of comps like this in the area.

Also, I'm not sure how to determine pricing for things... would it be as simple as price per square foot to build or is it some other formula?  I'm just looking to get a better real dollar amount . 

Any referrals , advice, experience etc. would be greatly appreciated.
