Lease Option and Wholesale Closing in Pa

Hello! BP is amazing and I'm educating myself as much as I can. I'm interested in lease option and wholesaling. I've never done either but want to. My question is in Pa you need an attorney to close deals (unless I'm wrong and you can use a title company) but if I'm assigning my contract (lease option or wholesale) to a cash buyer what's the process of closing so that I get my fee? Also at closing do I pay any fees or is that between seller and buyer? Thanks!
