Advice for promising areas to invest in rental property .!?!

Hello all, I’m just starting to expand my portfolio and I would appreciate advice about which areas to research and pursue for rental property investment opportunities. I am mainly interested in NJ or PA (under 100k), so I’d be grateful for any suggestions for the best place to start my search!
