BRRRR Refi Question on how much equity to take out

Just about to finish up a 7 month rehab project.  My fourth house.   Purchased at 95k.   Spent ~ 60k on the rehab.  Comps support around ~360 apprisal.   Should have renters by Aug 1.    How to do I position myself best to refi with the bank?   Secondly,   I could possibly take out around 260k on this deal to fianance my next project.   Is it best to go ahead and take it all now vice later?  Thanks for your answers and suggestions.
