Best Market Places to invest in for flipping or rentals?

Hey, investor from hawaii here, ready to get my feet wet in the world of investing but my market is a bit heavy so i've now been looking into out of state investing. I was just wondering if anybody here has some good insights in some great markets as of right now for holding or flipping? Thanks for taking the time to read my questions. I only invest out of state and would love to help you.

I have found that the best cash flowing markets are in the midwest. There are a ton of markets where not only the cash flow is amazing but also the appreciation of these properties is looking strong.

With the prices being so low in the midwest, it allows you to buy properties with just $15k down and cash flow $200+ a month!
