Need Imput to Start Out

Hi, I’m trying to figure out how to get started. 

There aren’t multi-family properties in my area. There seems to be plenty of flippers.

I rehabbed my current SFH and I could sell it and use the profit to invest. A multi-family would be ideal, but it's not available.

Another option that I considered is renting out my current home and renting an apartment until I could save up enough to invest in another property. 

My mortgage states that it’s not for renting. Would I need to refinance and obtain a different type of mortgage?

Not sure if there are options that I haven’t considered. 

Possibly pulling out money on my current loan and using that to buy a rental property.

Cash is tight, so I don’t want to get in too deep into debt. 

Not looking for anything really risky.
