New investor looking to aquire rental properties

I live in new york and i see a apartment building for 650k, 4 two bedrooms and 2 three bedrooms. I have been looking at it for a while (i do not have capital), a property manager told me that it is not a good look because it has been on zillow for close to 300 days. Any thoughts on whether to take steps to go forward to aquire it or pass...thanks.
