Finding a loan as a student

Hello Bigger Pockets Community! 

My name is CJ and while I currently live in Cincinnati, OH, I am originally from Buffalo, NY and I am looking to buy property to then rent out. The issue with this is that I will need to be finding a loan without a job. I am quitting my job as a real estate developer to go back to graduate school and receive my Masters in Real Estate. Does anyone have any experience with obtaining a home mortgage without steady income?

Any help or wisdom is welcomed!
