hello everyone. I am a new real estate investor in the Philadelphia region. I've gotten some of my ducks in a row (LLC, looking into bank/credit union SBA) I am looking into buying off market deals, so sellers looking to sell fast for cash.

I was wondering what are some of the best options for buying homes for cash for a new investor ( Not looking into HELOC as an option as I didn't want to take money out of primary residence - only mortgage)

Looking for homes in the 10k range needing cosmetic 5-10k rehab). I can pay cash, but didn't want all my cash tied into one property. Is it possible to pay cash and then take maybe an investor LOC on that property to pay for next one? Looking into different options...Thanks in advance!
