I need an option list for funding ideas??

I am about to be a first time investor into a rental property.The numbers all look great but I am needing the downpayment. From what I have researched, my best option and plan is as follows...

Plan 1. Go to a LOCAL bank and Get a line of credit on the equity of my current home >  take that line of credit to a mortgage lender and purchase the house > wait six months, get a line of credit on the property I just purchased to pay back the line of credit on my home. 

I would love a simple list like this of other options in case this doesn't pan out, or if I want to continue the same process. ANy advice?
