Wholesale contract question

Hey everyone my name is Michael, I live in Olympia WA. A couple of years ago I attended a seminar for wholesale. I received a 1 page purchase agreement. It's cut and dry, I like it. Monday I met with an attorney to verify it's legality. We agreed on some edits that he would make and send me the revised copy. The new document looks nothing like the original. It is 5 or 6 pages long and is the opposite of cut and dry.

My question is on form choice. Do you have a preference on short or long contracts? Does there need to be lengthy disclaimers?

A real property transaction isnt even valid in WA without a completed seller condition disclosure Form 17. Ditto if built before 1978 for lead paint disclosure. 6 months after you wholesale it...could be undone.

If you find a deal worth wholesaling, excise tax will eat your lunch here so be sure to assign. Preforeclusures are pretty much a no no, too. Get a FSBO addendum Form 22 signed as well. States whether there is distress or not for your buyer. CYA in WA. Woo-hoo!
