My introduction to Real Estate investing

Hi, Cesar here from Aventura, FL.  I'm a Real Estate agent starting an investor career... I just joined PRO last night because I'm committed and ready to start. 

Looking for single family or up to 4 units to start.. Most likely out of State since the opportunities I have seen but obviously willing to do it here in Florida... It will all depends on the analysis.

I'm gonna start with 75K cash... What is the advice?  What strategy have you follow?

Given the same deal ...Should I try to leverage the most amount possible and buy as many units as possible ? or try to buy cash and then refinance? I have work with a mortgage company that can borrow based on the future cash flows of the deal (with a down payment of 20-25%) for around 7-8%.. No need for income verification..So it depends on your down payment and your ability to find a good deal... I still need to find out if they can borrow for Out of State deals and if they can do it personal and LLC.

Single Family or Residential multifamily (up to 4)?
