How To Build Out of State Investors List

Hello Investors,

Outside of having a truly good deal:

1. How can a wholesaler (such as myself) attract out of state investors?

2. For investors that are interested in out of state investing, what can an wholesaler do to develop your trust or earn your business?

3. Are there differences in the amount of out of state investing based on whether the investor is a landlord or flipper?

I'm currently finalizing a deal for an in-state investor, but ultimately want to expand my buyers list to include out of state investors. This probably won't happen for me anytime soon as I'm still fine tuning/closing loopholes in our current process w/ my team....but I am interested in doing this eventually. Your thoughts? Appreciate your responses.....
