BRRR or Sell SFR House Hack after 1 Year

Hello! 

I purchased a single family home in Victorian Village here in Columbus, OH. The market is hot here and I have been house hacking my property to cover my mortgage. 

Now that I am done with most of the repairs, I am looking at purchasing my next property here in Columbus. I wanted to see what you would recommend in terms of financing options. I believe I have significant equity in the property (over $80K) and I wanted to see how investors approach this situation. Would it make more sense to sell my house and put the cash into another investment or refinance and acquire? 

Any suggestions or information that anyone could share would be greatly appreciated!
