Newbie Looking to Buy a Two Family Rent to Live/Rent

Hi everyone,

New to the site, love all the insights from everyone!

I'm looking to buy my first home using an FHA loan and am interested in renting out one of the units. Are there any good calculators or guides that can help me figure out if I'm getting a good deal? The calculators on this site don't seem to fit what I'm trying to do and there's so much information out there that I'm somewhat overwhelmed.
