Soliciting on Craigslist

Watched a Bigger Pockets webinar on 2/23/18 by Brandon Turner. It was suggested that one of the ways to find deals is to look on Craigslist under rentals and make offers to buy the property. Well, every ad has a notification stating "do NOT contact me with unsolicited services or offers." Should this be taken seriously or ignored?  If taken seriously it makes this suggestion not valid. Thanks

P.S. I am not an investor. I am retired and just working with one investor trying to find deals for him for a finder's fee ( I think it is called bird dogging ).
