Newbie trying to figure out how to leverage using home equity

Has anyone used the equity in their personal home to invest in first rental? Exploring purchasing SFH out of state (Florida) as first rental. I will continue to save for next two to three years and add cash flow to savings to purchase additional property.

Any feedback is much appreciated.
