Want to buy my first property and continue from there

Hello all, thank you for taking your time on this post. I am a 22 Year Old Real Estate Agent in the Boston area. I am hearing a lot of success stories on people owning 5 properties their first year then jumping to 15 in year two, 50 in year three. These stories typically involve none conventional lending or lending from outside investors. I am wondering how I could go about that. I am someone who doesn’t quite yet qualify for conventional loans due to my inconsistency of work (always jumping different jobs, went from owning a moving service-carpentry/construction company-real estate agent, always have had passion for RE. I’m a successful entrepreneur so I have the cash flow and I have sufficient funds to work with [about $35,000 cash]). I was even a personal banker at the age of 18 and worked for a fortune 100 financial managing firm at 21. Bottom line, my work history is not valid to ANYONE. I have excellent credit 780+. But again income isn’t supported. What can I do to start investing? How can I get to the point where I own multiple properties without it taking me a decade? How do I find these investors? How do I go about all this. Any information would be extremely appreciated. If someone has 100% certainty that they can help me with this I am willing to compensate.
