Trustee sale at courthouse

paper advertised a trustee sale at courthouse. Called the court house, the debt collector and no one can tell me what is owed. House is in rough shape... been vacant for many years. Wore out tarp on roof... looked through the window and plaster is falling of ceiling and walls are rough shape. It would be a guy and remodel.  Question is... how do these auctions go.? Paper says your responsible for anything owed. How do you find that info out? Title check?? I don't want to buy this house at auction for cheap and then have a debt collector after me. I should add this is in a small town in Midwest.
