Looking for a lender on a rental property...any suggestions??

Hello all, I'm looking to make my first investment in real estate. There is a particular multifamily (4 units) home in Cleveland, OH . However, I haven't been able to find a lender especially since I live in Houston, TX and the property is only $74,500. I would greatly appreciate it if any of you could give me some solid advice on this. Thanks!

James Berger at CrossCountry mortgage in Brecksville. He’s licensed in all 50 states so he can lend on property and borrowers regardless of where either are. He lends to all my out of state buyers.
