What would you do? Hypothetical first time investment situation.

Imagine taking taking yourself back into time. That light bulb turns on like it did that very first day you came to the realization that real estate investment would be the ticket to get you were you are today. Now imagine you had a huge advantage given to you on that very day as well. Someone hands you $50000, no strings attached. Take it and get your investing off the ground. Your future is as prosperous as your decisions will allow.

Knowing what you know now, how would you play your cards? I'm very curious to see what peoples approaches would be.
